Why current mortgage rates vary
Your available rate depends on your credit profile, down payment or equity, loan amount, property, loan program, and timing. An advertised rate may use different assumptions from yours.
This page does not display live rates. For current pricing, let’s discuss your plans and compare options for your situation. Check when a quote was prepared, whether the rate is locked, and how long the lock lasts.
Compare the rate and the total cost
The best mortgage offer for you should fit your budget, available cash, and how long you expect to keep the loan.
- Rate and APR: APR includes interest and certain loan costs. Compare similar loan types; APR alone does not tell the whole story.
- Points and credits: Paying points generally lowers the rate in exchange for more upfront cost. Lender credits generally reduce closing costs in exchange for a higher rate.
- Payment and cash to close: Include mortgage insurance, property taxes, and homeowners insurance in your budget. Review upfront costs separately.
Compare Loan Estimates using the same loan amount, type, term, and lock period. The lowest advertised mortgage rate may cost more upfront, so consider whether the savings justify that expense over your expected time in the loan.
Let’s find the right starting point
Explore purchase financing, refinance options, or investment property loans. Use the mortgage calculator to explore payment scenarios; its estimates are not lender quotes.
Tell me your goal, property location, and timing. I’ll help you understand the rate, costs, and tradeoffs before you choose.

What are today’s mortgage rates?
There is no single rate for everyone. Request a personalized quote based on your loan and circumstances; this page does not publish a daily rate table.
How do I find the best mortgage rate?
Compare matching loan scenarios, then review APR, fees, points, credits, and cash to close. Consider the cost over the time you expect to keep the loan.
Is the lowest rate always the least expensive?
No. A lower rate may require more upfront spending. Ask for options with and without discount points, when available, and compare the tradeoff.
Can my quoted rate change?
Yes, if it is unlocked. A lock has conditions and an expiration date; application changes or a delayed closing can affect it.
