A lower down payment, more forgiving credit guidelines, and a path to owning a home that a lot of buyers assume is closed to them. Usually it isn't.
FHA loans are insured by the Federal Housing Administration, which means the lender carries less risk and passes that flexibility back to you as a lower down payment requirement and credit guidelines with more room than conventional financing allows.
This is the program I reach for most often when someone has already been told no somewhere else. A thin credit file, a rough patch a few years back, a higher debt to income ratio, a smaller down payment. FHA handles all of those more gracefully.
FHA does carry mortgage insurance that typically stays for the life of the loan, so it isn't automatically the cheapest option. It's often the one that gets you into the house. Once you've built some equity and seasoned your credit, refinancing into conventional is a very normal next chapter, and I'll be planning for it from the start.
FHA's minimum down payment requirement sits well below what conventional financing typically wants.
The guidelines leave more room than conventional does for an imperfect credit history.
Down payment help from family is permitted under FHA rules, within program guidelines.
FHA often allows more monthly debt relative to income than a conventional loan will.
A short call about your goals, your timeline, and your numbers. No application and no pressure, just a straight read on what's possible.
I put your file in front of the Barrett lender network and compare rates, fees, and guidelines to find the real fit.
Once we pick the program, I handle the paperwork and the lender communication so nothing stalls in underwriting.
Most of my loans are cleared to close within about two weeks. You'll know where things stand the whole way.
FHA is more forgiving than conventional, and individual lenders set their own overlays on top of FHA's baseline. That means the same file can be declined at one lender and approved at another. Rather than quote you a number, let me run it. That's the part a broker is actually useful for.
On most current FHA loans it stays for the life of the loan. The common path is to refinance into a conventional loan once you have the equity and credit to qualify, which removes it.
No, FHA is for primary residences. There are multi unit scenarios where you live in one unit and rent the others, so it's worth a conversation if that's what you have in mind.
Usually not. Different lenders read the same file differently, and finding the one that says yes is a big part of my job. Send it over and let me look at it.
